What is Crawl Space Encapsulation?
Crawl Space Encapsulation is a method for treating and fixing chronic humidity, mold and other unhealthy conditions in crawl spaces. Encapsulation isolates the crawl space from the ground and surrounding air by lining the space with a vapor barrier and installing a dehumidifier. By isolating the crawl space completely, excess moisture is blocked from entering and damaging your crawl space.
Every Crawl Space Encapsulation installation includes:
- Remove water in crawl space, existing debris, level and tamp dirt area.
- Install crawl space drainage system (if required) along footings and to the center area with pipe, bleed block, cover system with stone and install a sump pit, heavy duty effluent pump and freeze proof discharge.
- Seal off crawl space from all vent openings and replace or air tighten existing crawl or hatch opening.
- Install a true 16 mil 5 ply heavy duty fire retardant crawl space encapsulation liner secured to the walls, floor and wrapping all supports and piers.
- Install a crawl space dehumidifier unit that will conform to the size of the crawl space, under sizing humidity control will defeat the purpose of encapsulation, it also will allow the unit to operate in the most efficient way possible.
- We install dehumidifiers that draw out the moisture and use as little as 47 watts or 6.5 amps of electricity at a monthly operating cost as little as $3.00 to $5.00 on the 47 watt unit.
Crawl Space Encapsulation Adds Value to Your Home.
When purchasing a home, buyers have been well-advised to ensure basements and crawl spaces are dry and sealed off from moisture. Around 70% of buyers walk away from home sales due to wet basements and damp crawl spaces. Those buyers that do proceed with the purchase will request deductions off the asking price of the home – in may cases up to 3 times the total list price.
